02 · Wills, trusts and probate

A will written once, reviewed when life changes.

Drafting and reviewing wills, with a sit-down conversation rather than a form. Estate administration after a death, including obtaining the Grant of Probate, working with executors, dealing with Inheritance Tax, distributing the estate. The same solicitor stays on the file from the first will draft through to probate, sometimes a decade or more later.

03 · Lasting Powers of Attorney

Property and Finance, plus Health and Welfare LPAs.

Drafting both lasting powers of attorney (the property-and-finance LPA and the health-and-welfare LPA), with registration at the Office of the Public Guardian handled in-house. Often paired with a will review at the same appointment. We act as the certificate provider where appropriate and walk attorneys through what they can and cannot do once registered.

Two partners, one office, since 2008

2008, Dalia and Rhian open a two-partner practice on Station Road in Radyr.

Rhian Jones qualified as a solicitor in 2002, four years after a 2:1 in law from the University of Wales, Aberystwyth. Dalia Elhami-Evans qualified in 2006 from the same Aberystwyth Law department. By the start of 2008 the pair had decided to set up their own LLP, on Station Road in Radyr, with deliberately narrow lines of work: residential conveyancing and private client.

Evans and Jones Solicitors LLP was registered at Companies House on 6 January 2008 under number OC333958. The firm has stayed deliberately small, two partners, one office, the same first-name email addresses from day one. The CQS accreditation followed once the conveyancing practice was established, and most of the work since has been repeat clients and referrals from the CF15 and CF14 catchment.

Cymraeg A bilingual practice. Welsh speakers are welcome to instruct, sign and complete in Welsh. The wordmark carries the Welsh subline cyfreithwyr for the same reason.

SDLT, AP1 and completion-day coordination

On completion day we submit the SDLT return to HMRC within the statutory window, lodge the AP1 application at the Land Registry within the priority period set by the OS1 search, and coordinate with the buyer or seller's mortgage lender to release funds or redeem the existing charge at the right moment. The risk window is small; this is the kind of work the CQS accreditation audits.

New-build covenants on the Pentyrch and Creigiau estates

The new-build estates spreading through Pentyrch and Creigiau carry restrictive covenants on landscaping, fencing, and side returns that bind every subsequent owner. We read the transfer deed, flag any covenant the buyer cannot live with before exchange, and where it matters, negotiate a deed of variation with the developer's plot conveyancer before they hand the keys over.

Transfer of equity and family-separation files

A transfer of equity on a separation, divorce or remarriage is not just a name change on the title. There is usually an existing mortgage that needs the lender's consent, a possible SDLT charge if money or debt is changing hands, and a need to coordinate with a family-law solicitor on the divorce side. We handle the conveyancing half of the file end-to-end and stay on it through the OPG registration if a power of attorney is in place.

How much will conveyancing on a Radyr or CF15 sale or purchase cost?

Our conveyancing fees are fixed at the start of the file rather than billed hourly. The fee depends on whether the property is freehold or leasehold, whether there is a mortgage, and the price band. We send a written quote from the same first-name email address you will deal with for the rest of the transaction, usually within the same working day. There are no last-minute disbursement surprises; everything is itemised up front.

Will the same solicitor handle my file from instruction to completion?

Yes. How long does a conveyancing transaction take, and what slows it down?

A straightforward freehold sale and purchase typically completes in eight to twelve weeks from instruction. Leaseholds add four to eight weeks because of the management pack and any deed of variation. The most common delays are mortgage offer timing, the seller-side search results from the local authority, and chain coordination. We tell you the realistic timetable on the first call and update at every Stamp Duty / search / exchange milestone.

Can I have a will and a Lasting Power of Attorney done at the same appointment?

Yes, and most clients prefer it. We block a single appointment to take instructions on the will and on both LPAs (property and finance, plus health and welfare), then draft and post both within the same week. Registration of the LPAs at the Office of the Public Guardian takes around eight to ten weeks; the will is signed and witnessed sooner.

Where exactly is the office, and what is parking like?

We are at 8B Station Road in Radyr, on the first floor. The office entrance and our car park sit on the left-hand side, twenty metres along the lane, signposted from Station Road itself. Radyr railway station is a ninety-second walk; we are on the Radyr to Coryton line into Cardiff Central. Most clients in CF15 simply drop in; for clients further afield, we hold appointments in person or by video.
